Building Regulations
What is building regulation approval?
Once you have been granted either Full Planning approval from the Local Planning department, or you are able to go to the next step in your project, the following apply.
Building Notice:
Building notice means you can simply apply to the Council building Control Department, to carry out your project without Detailed Building regulation approved drawings, giving the council 3 working days from start of project. please bear in mind the pitfalls when using Building Notice as your method of Building inspections.
• you are totally responsible for any build knowledge, Local Authority building Control
Inspectors will only advise of any defective workmanship, an stop the project until the
works rectified
• with the above in mind, LABC will consult with you only to put the defective work right,
and would have no contact with your builder / contractor
• most builders would find difficult to give an accurate quotation, as planning permission
drawing are for the approval of type of project, as apposed to the specification
• without full plans building regulation Approval, the project becomes your responsibility
and could effect delays in the project should LABC need further information
• If your carrying out internal alterations, you may need structural calculations as to the
type of steel supports for any load bearing walls and flooring

Full Plans Building Regulation Approval:
Unlike Building Notice, Full plan Building regulation involves the following criteria:
• full set of detailed drawings submitted for building Control approval
• consult structural engineer should there be the need for and structural work requiring
steel beams etc
• should you need structural engineer calculations all of which are submitted by Culbee
along with our detailed drawing design
• once approved by LABC, you can then send out for tender from various builders
• by carrying out Full Building Regulations approval, will stop in the main any confusion
what the builder has to quote for
• as we all know, building projects can change, which might require additional drawing
confirmation, all of which we carry out within a few days so as not to hold up the project
• the full Plans building regulations can take up to three months from start to approval, so
bear this in mind when working out your start time for the project
Please note, all Building regulation approval design drawings, structural calculation and LABC fees are additional fees, and does NOT FORM PART OF THE PLANNING APPROVAL FEES.
Grey areas within Building Projects
There are some areas within your projects that no one can foresee, and known as grey areas, although not common please be mindful that the following may incur additional
costs.
• ground conditions, i.e. soil where proposed extension alterations required, foundations may need to be deeper all subject to LABC inspector
• unforeseen hidden problems when carrying out internal alterations where not visible on initial inspections
• drainage can be a problem with levels etc, which if problem with falls etc, may need alternative drainage layout
• change to the approved drawing, which from time to time the drawing needing updating which all comes under our service to update as required design
